Description

As you enter through the side door, you'll find ample space in the porch, perfect for walking equipment, secure bike storage and muddy boots after a day on the fells. The porch also houses a washing machine for guest convenience.

The spacious kitchen-diner provides a sociable space for family while you prepare and cook your meals, and boasts stunning views from the large picture window overlooking the garden and fells beyond. The well-equipped kitchen comes complete with electric fan oven, gas hob, dishwasher, fridge, freezer, microwave, table and four chairs.

The lounge is a bright space with comfortable three-piece suite and Smart TV, where you can settle in for the evening with your friends and family to relax after a day of exploring the Lake District. Here, there is another large picture window with fabulous views over to mighty Skiddaw.

Upstairs, there are two bedrooms; the large master bedroom has a king-size bed, dressing table, wardrobe and two bedside tables, and the twin bedroom has two single beds, wardrobe, and table. Both bedrooms will be dressed in luxury crisp white bed linen and towels.

The newly-refurbished spacious family bathroom is also on this floor and has a stand alone bath, separate electric shower, toilet and hand wash basin.

The property has gas central heating and is double glazed throughout.

There is a small garden to the front with shrubs, and a large garden to the rear with a raised seating area.

Private parking is available to the front of the house.

Portinscale is a beautiful, bustling village, looking out across the shimmering waters of Derwentwater.

From Portinscale, you can explore the surrounding fells and woodlands. For novice ramblers, Catbells is a great starter fell, and offers stunning views of Derwentwater & Keswick.

If you’re looking to venture out into the Lake District without a car, Portinscale is serviced by the X4 and X5 bus services, running all the way from Workington to Penrith, linking Portinscale to local train stations.

A great property in a great location
The property had amazing views, and was only a short walk to a pub serving nice food. The garden was great for our 2 Springer Spaniels, plenty of room for sniffing around and seemed secure as they never escaped once! Inside was everything you needed. The main bedroom was huge and had the great views. We were only a 5 minute drive to Keswick and close to lots of great walks. Would definitely stay here again.

Early May Break for me and my (elderly but don't tell him I said that) Dad
Second time of stopping at Roslin so obviously I like it! The location in Portinscale is ideal for walking from the doorstep, travel into Keswick for supplies, Borrowdale/ Newlands valleys or in general travelling out to other Lakes areas as the A66 is so near. Plus the Buttermere circular bus service is available with stops in the village or Keswick Bus Station is nearby. Roslin is very comfortable and well equipped for self catering or just chilling in the lounge with the view of Skiddaw. There are some games and books located in the drawers under the TV but I didn't look and so didn't find them in time to spend my week engrossed in a jigsaw, so future visitors just remember to look :-) There was one maintenance issue we had with the front door handle that was coming off the door as a screw was missing but Keswick Cottages were prompt (over the bank holiday too) at sending someone to look at it. The front door latch does need replacing though and this with the misted double glazed unit in the upstairs double bedroom led me to score 4 for 'condition'.

Gorgeous house
The view of the mountains is stunning. The house is comfortable with plenty of space. It is well equipped with a delightful garden. Portinscale is a lovely setting with a very nice cafe and pub.

Nice place tucked away in nature yet close to the main road.
Incredible locations and views!
A second visit to Roslin. Its location was ideal for us. Set in Portinscale in a quiet cul de sac with amazing views towards Skiddaw. Parking directly outside. A small front garden and a large rear garden. A side porch for storing boots or bikes which also houses a washing machine. The house was spotlessly clean and freshly painted. The house has central heating and a large kitchen diner fully equipped. The lounge is comfortable. The master bedroom is massive and the second bedroom had 2 single beds. Bathroom with bath and separate shower. Walks from the house into Keswick takes 20 minutes or 5 minutes in the car. If your looking for clean comfortable accommodation in a peaceful location with amazing views then Roslin is the place to go.
