Description

As you enter through the side door you will find ample space in the porch, perfect for walking equipment, secure bike storage and muddy boots after a day on the fells. The porch also houses a washing machine for guest convenience.

The spacious kitchen/diner provides a sociable space for family while you prepare and cook your meals, and boasts stunning views from the large picture window overlooking the garden and fells beyond. The well equipped kitchen comes complete with electric fan oven, gas hob, dishwasher, fridge, freezer, microwave, table and four chairs.

The lounge is a bright space with comfortable three piece suite and Smart TV, where you can settle in for the evening with your friends and family to relax after a day of exploring the Lake District. Here there is another large picture window with fabulous views over to mighty Skiddaw.

Upstairs there are two bedrooms; the large master bedroom has a king-size bed, dressing table, wardrobe and two bedside tables, and the twin bedroom has two single beds, wardrobe, and table. Both bedrooms will be dressed in luxury crisp white bed linen and towels.

The newly-refurbished spacious family bathroom is also on this floor and has a stand alone bath, separate electric shower, toilet and hand wash basin. Gas central heating and double glazed throughout.

There is a small garden to the front with shrubs, and a large garden to the rear with a raised seating area.

Private parking is available to the front of the house.

Portinscale is the perfect destination for those who want easy access to everything Keswick has to offer but prefers a quieter location. Keswick is a short walk away via the suspension bridge over the River Greta and a stroll down the Howrah’s footpath, where there is an abundance of shops, cafes and restaurants. If you’d prefer to stay local, Portinscale has its own selection of lovely places to eat including the Farmer’s Arms Pub, The Chalet Tearooms and Restaurant and Lingholm Kitchen and Walled Garden.

Those looking for an adventure packed holiday are spoilt for choice with Derwent Marina offering an array of water sports including kayaking and canoes. For the walkers there is popular walks such as Catbells, Causey Pike and the Coledale horseshoe on your doorstep.

Stunning views, in a quiet location and with a large garden
Having rented many properties in the Lakes over the years we felt that Roslin was quite a find. It's large garden drops away from the house and the fields behind, giving it the most glorious views of Skiddaw . It was perfect for ourselves and our three dogs. You can never confidently describe a garden as being totally secure, but it proved dog proof for our 3 ( Lurcher, Bedlington and a Catalan sheepdog) . The additional welcome packs for dogs was a lovely surprise! The field is adjacent to the River Derwent and , during our week, was livestock free. You can walk into Keswick, around Derwent Water, CatBells, or follow the river to Bassenthwaite, all directly from the house. The latter does need you to cross a road but is totally worth it for the beautiful water meadows, abundant wild life and hardly another walker. The house itself was clean, comfortable and well equipped - an easy house to be in . In a cul de sac, so it's a quiet location and although the A66 runs behind the fields , it is almost completely screened by the trees and foliage. We weren't bothered by the noise outside ourselves, barely audible in the house and the views totally compensate. We ate several times in the local pub The Farmers Arms which is only 5 mins walk. Good value pub grub! Our negatives ? No major ones- The towels are a bit small, the double bed is a bit hard and the garden furniture could do with replacing. ( it was not the same as is in the pictures and so I suspect this is in hand and our furniture was a temporary replacement) Our first time with Keswick Cottages and we found them to be very responsive to any queries and both efficient and helpful. We would definitely book Roslin again.
Lovely property with stunning views.
A great property with stunning views. Revisiting Portinscale after 43 years ,wasn't disappointed. Roslin was perfect for exploring the surrounding areas with walks from the door into Keswick and around Derwentwater. Lovely places to eat,The Farmers Arms and we had a lovely breakfast at The Chalet. Thank you for the welcome back for both humans and dogs it was a lovely touch and also to Keswick Cottages who made our stay effortless with excellent communication . I would thoroughly recommend Roslin and also Keswick Cottages.
Six-night stay in early May
The house is a rather plain pebble-dash semi-detached, but was a very practical space for two, with all essentials for a fine-weather week. The A591 and A66 are just 200-400m north; heavy traffic noise may bother some, but night traffic is low. To compensate, the views of Skiddaw are awesome. The house had been cleaned (how soon?) before our visit but a lack of deeper maintenance was apparent. There was parking in front of the property, which is in a no-through road. The rear garden (grass) was not mown and the front garden, though planted, looked rather untended. We reported some maintenance issues to the agents who promptly acknowledged them. We'd happily stay again, but hope our points will be dealt with promptly.

Incredible locations and views!
A second visit to Roslin. Its location was ideal for us. Set in Portinscale in a quiet cul de sac with amazing views towards Skiddaw. Parking directly outside. A small front garden and a large rear garden. A side porch for storing boots or bikes which also houses a washing machine. The house was spotlessly clean and freshly painted. The house has central heating and a large kitchen diner fully equipped. The lounge is comfortable. The master bedroom is massive and the second bedroom had 2 single beds. Bathroom with bath and separate shower. Walks from the house into Keswick takes 20 minutes or 5 minutes in the car. If your looking for clean comfortable accommodation in a peaceful location with amazing views then Roslin is the place to go.
