Description

Abacourt Cottage is very central, close to Fitz Park and only a minute's walk to the shops, pubs and restaurants of Keswick, ideally situated for all amenities.

There is parking for one car at the rear of the cottage (best suited for a small-to-medium sized car) and also a parking permit for additional parking less than 50 metres away.

The cottage is double-glazed and has remote-controlled gas central heating throughout.

At the front of the cottage there is a small area with slate chips and potted shrubs.

As you enter the cottage, you'll love the spacious, well-furnished, open-plan lounge. The lounge has two comfortable leather sofas. There is a traditional Lakeland slate and mineral fireplace with an electric stove, ideal for cosy nights in. The dining area has an oak dining table and six chairs and pine dresser. This room is well lit and very comfortable.

To the back of the cottage is the kitchen, which is compact but very well equipped. Facilities include gas oven and hob, dishwasher, fridge with a small freezing compartment, microwave, and all equipment needed for your holiday. From the kitchen there is a small porch with a washing machine and clothes dryer.

On the first floor, there are two good sized bedrooms. The twin bedroom has two single beds (can be made up as superking – £15 fee), oak furniture and looks out to the front towards the town. A wall-mounted TV is provided. The second bedroom is a single room with views towards Latrigg and Skiddaw. On this floor is the beautiful, newly-refurbished bathroom which is fully tiled, nicely finished and has a bath with rain shower over, WC and wash basin.

The master bedroom is on the second floor. This is a large room with beams and sloping ceilings and has fabulous views from both windows. The room itself is very nicely furnished with king-size bed, quality oak furniture, but with the added benefit of two wicker chairs, a small table and TV with compact DVD player – a room to escape from other members of the party! Now with new en-suite toilet and basin. From the master bedroom, there is access over the windowsill to the roof terrace with seating. There is sun on this terrace all day and the views over the rooftops to the fells are stunning and constantly changing. All bedrooms are beautifully presented with luxury linen and towels.

Complimentary Wi-Fi is available throughout the cottage.

A good week in the Lakes
The property is very spacious and very well equipped and within 5 minutes walking distance from Keswick town centre. I did want to give this 5 stars all the way through but we did have some issues. The parking space is very tight especially when there are other cars parked at the back, we ended up scracthing the paintwork on our car door trying to access the space, so we ended up using the parking permit for the car park, which is good, providing you can find a space in there. The parking permit isn't really clear when you enter the car park, it's all done digitally with your reg number so it's worth filling in the details when you are asked by cottage company, you don't need to display a ticket or anything in your car, but we had to ask about that. The stairs up to the main bedroom are steep and not very wide and access to the lovely little balcony is not the best as you have to climb up on the ledge and go through the window to access it, so not ideal for people with mobility issues. it's a shame we couldn't use it but I can imagine it's lovely in the summer. Also the lighting is poor, the main light switch at the bottom of the stairs operates a small light in the bedroom and doesn't illuminate the stairs at all when it's dark. The inside back door doesn't close properly, but the outer door can be closed and locked so this wasn't really an issue for us. The towels provided are quite small and this is stated in the welcome email, however, you can upgrade to bath sheets for £5 which, given we had paid nearly £800 for the week, I thought was a bit excessive. You are only given 1 toilet roll per toilet which again I think is a bit tight. We had an issue with the smoke alarm beeping through the night in the top bedroom, we did report this on the Thursday before we left, but it was still going off that night, so we had broken sleep. All in all we did enjoy our stay and it is a great base but the small issues really need addressing, and some of the issues we found we have seen on previous reviews from previous years.

Hi there! Thank you for taking the time to leave such a detailed review. We’re really pleased to hear you enjoyed the property overall, particularly the spaciousness, the level of equipment, and the convenient location just a short walk into Keswick — it’s great to know it worked well as a base for your stay. We’re sorry to hear about the issues you experienced and appreciate you setting them out so clearly. Regarding the parking, we do make guests aware that the space is on the tighter side, especially when neighbouring spaces are in use. We’re sorry to hear about the damage to your car — we understand how frustrating that must be. We’re glad, however, that the parking permit provided a workable alternative, and we appreciate your comments about the clarity of how the permit system works, which we will review. Thank you also for highlighting the internal layout and access points. The stairs and balcony access are both detailed in the property information, but we fully appreciate that in practice these can feel more challenging, particularly for guests with mobility considerations. Your comments about lighting and the door closure have been noted and will be passed on for review. In terms of the towels, as outlined prior to arrival, one bath towel and one hand towel per guest are provided as standard, with the option to upgrade to bath sheets if preferred. We do understand your view on this and appreciate the feedback. Similarly, a starter supply of toilet rolls is provided, with guests expected to purchase additional supplies as needed during their stay. We’re particularly sorry to hear about the smoke alarm disturbance. This is something that should have been resolved promptly once reported, and we apologise that it continued to affect you overnight — we will be following this up internally. We’re grateful for your balanced feedback and pleased that, despite these points, you still enjoyed your stay overall. Comments like yours are really valuable in helping us and property owners continue to improve both the guest experience and the clarity of information provided. We do hope to have the opportunity to welcome you back again in the future for a smoother, fully five?star stay. Best wishes, Keswick Cottages

Great value for money
This property is great value for money. Could do with a little bit of deor makeover in living room , a bit dated (sorry).but this may put people off which is otherwise a great rental. Very comfortable beds, bedrooms were lovely and spacious and very clean. One bedroom at the top of the property has a great view of Latrigg and Skiddaw on your own private balcony with chairs and a table. Great for a coffee on a morning . Massive added bonus is your own parking space at the rear of the property. Which, if you're a regular visitor to Keswick you'll knoe can sometimes be a problem. The property is vert central and a everything in Keswick is right on your doorstep, literally. Would highly recommend

A pleasant week
The location was ideal and it was of reasonable value for the 5 of us. I love sitting out on the balcony in an evening. This is the 4th year we have stayed in the cottage because we have always been satisfied up until now. Sadly the house is in need of some TLC. The tiles in the bathroom were held on with duct tape, not ideal, and I would say that it needs a deep clean. Skirting boards were covered in dust, the small chest of drawers in the single room had juice spilled down the front and was sticky and the inside of the front living room window was covered in fingerprints. The drawers' interiors and inside the wardrobes hadn't been dusted since I don't know when, and I don't think the dirt on the back of the bathroom door had been cleaned since I washed it last year. Although the floors had been washed and were still damp when we arrived, they had been mopped with a sour mop making the rooms smell off. We bought floor wipes to over come this. Also when we arrived a curtain rail was hanging off the wall, however it was promptly fixed on our first evening. This cottage has so much to offer and is in a super location but it needs a good “spruce up” and that includes the weeds at the front door. I have in the past recommended this cottage to quite a few people, however in its current condition I don't feel I can at the moment.

Thank you very much for taking the time to review your stay. I'm so sorry to learn that there were some shortcomings during your stay. I can confirm that the bathroom tiles have now been repaired. Unfortunately it was not a job that could be carried out during changeover hours, so the tiles were secured to avoid any inconvenience to guests and repaired at the first opportunity. It is really disappointing to hear that the cleanliness was not up to our usual high standard during this visit. Please know we are a small local agency just around the corner from the cottage and would have made sure the points were rectified straight away. The housekeeping manager has carried out some additional training with the cleaner who looks after the cottage and organised the deep clean. We of course hope you would not be deterred from returning in the future. Best Wishes, Keswick Cottages

Perfect base to explore the lakes whilst being really close to the centre of Keswick - a stone's throw away from many pubs, cafes, restaurants and shops. We are a family of 4 with 2 teenage kids and the house had plenty of space and was really comfortable and clean. The off street parking is a bonus given how busy the centre can get.
Really enjoyed it and considering returning with the family. Great location, lovely clean property, superb balcony with views
A most enjoyable stay in the heart of Keswick. the cottage is comfy and the location is ideal! a 2 minute walk to the centre and all the shops and cafes. the host was super good at communicating and was very helpful. I'd definitely stay here again.
