Appletree is a 3/4 bedroom, 3 bath/shower room house in the quiet Lakeside village of Portinscale (just outside Keswick).  A fabulous home with much thought and consideration given to the layout, decoration and furnishing. Very well finished offering spacious, high quality accommodation with some lovely homely touches. Wonderful fell views to the front and rear, an enclosed garden and off road parking for three cars.

Appletree is in the quiet Lakeside village of Portinscale (just outside Keswick) and has some fabulous views of the surrounding fells with local access to lakeshore and marinas. On the ground floor there is a large open plan lounge, dining/kitchen area with patio doors out onto a paved patio area and enclosed garden. The lounge has two, three seater settees, an easy chair, TV, DVD, CD player and an open fire (ideal for a cosy night in). The kitchen is well fitted and has plenty of cupboard space, fridge, freezer, double fan oven and gas hob, dishwasher, microwave etc. Off the kitchen there is a small utility area with a washer/dryer, iron & ironing board, coat hooks etc. On the ground floor there is also a large bedroom with zip/link beds which as standard is made up as a super king size bed but can be made up as two single beds (there is a £15 charge for this).  Also on this floor there is  a fully tiled shower room with large drench shower,WC and wash basin (with underfloor heating to the tiled floor during the winter months). Upstairs there are three bedrooms. The main bedroom has a king-size bed, is nicely furnished and has lovely views towards the fells. Off this room is a fully tiled en-suite shower room with drench shower, WC and wash hand basin (with underfloor heating to the tiled floor during the winter months). The twin room is spacious and has two single beds wardrobe, drawers, dressing table etc. and again has fabulous views towards the fells. The fourth bedroom has a single bed, fitted furniture and looks out towards Skiddaw. This room is offered at £25 for a short break and £50 for a full week. The fully tiled bathroom has a bath ( which can be turned into a Jacuzzi Bath at an additional charge if requested) separate curved shower cubicle, WC and wash hand basin. This room also has a tiled floor with underfloor heating in the winter. To the outside there is an enclosed garden, driveway for parking and a patio area to the back with table, chairs & parasol. One bath towel and one hand towel are provided per person. This is a bright house with plenty of space for everyone. Very quiet area with easy access to the lake and marinas. Reduced Occupancy is available at Appletree from November to May (excluding school holidays). We are able to offer this service by locking off un-used rooms saving on cleaning and energy costs.  Prices are reduced to reflect the number of bedrooms/bathroom used. Standard 1 bedroom booking (double bedroom & main bathroom), 2 bedroom booking (as 1 bedroom booking + ground floor double bedroom & en-suite). If this room configuration is not what your require, please contact the office either by phone or email with your room choices.  Please note there will be a £15 charge for any room changes on or after date of arrival at the property.

Our 3rd stay in Appletree, our first holiday without Tony. Had a lovely week, relaxing & re-charging our batteries. The weather has been perfect, only one morning of rain, lots of blue sky & sunshine to do lots of lovely walks. The cottage was lovely and comfortable as ever.

Situated in a quiet residential location but within easy walking distance of Portinscale and Derwentwater Marina. Keswick is a pleasant and flat 15-20 minute stroll away so no need to drive there. Appletree was very spacious,comfortable, homely and extremely well equipped. Plenty of crockery, glasses and cooking utensils etc plus so much more that we did not expect - flasks, chiller blocks, torch, umbrellas, dog bowls etc etc. The decor is tasteful, all the furniture is good quality and the beds and pillows were very comfortable. It was lovely for us three friends to have the privacy of our own bedroom and bathroom each but but to be able to socialise in the lounge and kitchen area. The garden is completely secure and as it wraps round the property, it gets the sun most of the day. We had fabulous weather for our stay and it was lovely to be able to relax in the privacy of the garden at times. Will certainly book again.

Nice quite location in Portinscale with pub and restaurant on the doorstep. 20 min walk into Keswick via lovely path through fields. Appletree is a real home from home. Modernised and well decorated throughout with good size comfortable beds, modern bathroom and 2 shower rooms (one ensuite). Spacious lounge/dining area and kitchen with all the equipment you could need. Parking off-road for 3 cars. Second stay for us this year as we loved it so much. Will be booking up again for next year.

Was so made up with our first stay at Appletrees. So nicely decorated and brilliantly well equipped we wanted for nothing. As dog owners we often find dog friendly properties have old or scruffy furniture and can be a bit smelly. Appletrees had luxurious furniture and smelt beautiful.. better than our own house. The bedding in particular was gorgeous, so soft and smooth and the massive mattress was so comfortable. The garden is really secure so perfect for a dog. Only tiny weeny request would be for a full length mirror somewhere. We were getting ready for a wedding and this would have been much appreciated there's certainly plenty of room for one or 2. We'll definitely be back.

Lovely property, in a really good location. We did not want for anything it is so well equipped. Although as a family property an extra TV would be helpful, but as that week the Athletics kept us glued to the one set. . Boys rated it great as WI was very good ! Don't expect any shops in Portinscale, Keswick is the nearest, but the caravan park just down the road at Braithwaite has newspapers, bread milk, other essentials and easy to park. And it is just 20-25 minutes walk into Keswick. The problem with the patio door was dealt within a couple of hours by Hugh. You don't expect problems but Keswick Cottages never let us down. We would never consider using anyone else and have always been pleased with our chosen holiday home over several yearss. Such great people to deal with. Look forward to 2018.

We stayed for a week with 4 adults, 1 teenager and a Labrador and we couldn't have asked for more. On arrival the cottage was clean and tidy and much more luxurious than we had expected. The cottage was well stocked with everything you could need and more and it was great to have access to a washing machine and dryer. The beds were really comfortable and the area was quiet and located a short 15 min walk from Keswick. The enclosed garden was ideal for guests with dogs and was loved by our Labrador Dexter. We would definitely book through Keswick Cottages again and I would recommend Appletree as a great cottage for families.

Fantastic house to stay in did not have to use the car once. Everything was so clean and tidy, bedrooms was very comfortable and lots of space, log fire was really useful in the cold nights as well. Would highly recommend Keswick Cottages for a very relaxing and comfortable stay.

Fabulous can't say enough about the house and the excellent service from the staff at Keswick Cottages. We stayed at Appletree in the village of Portinscale, if the owners ever want to sell, we would love to buy this beautifully renovated house. What a great house and perfect place to be. Just a flat easy 30 min stroll into Keswick. We were 6 people so the 3 bathrooms made life very comfortable. We had a wonderful family reunion from NZ SA and UK. We WILL be back again.

What a great place, house was very comfy and had everything we could have wished for. Beds were very comfy and we slept extremely well every night. Ideal location just outside the main centre but within easy walking of everything. We were not sure of being away from Keswick centre but found the location was ideal for walks or just sitting by the lake drinking coffee and eating scones at the excellent Nichol End Marine. The local pub was great for a hearty meal after our walks. Thanks again Keswick Cottages your recommendation was just what we wanted and have already booked for next year. House was beautifully clean and the little extras were much appreciated. We don't usually get these with an agency. Well done
