Keys are left in a secure keysafe at your property.

Seven days prior to arrival, you will be sent a digital guide that contains all of the information you’ll need for your stay, including where to find the keysafe, and what the code is.

Subject to availability, you may be able to check in to your property from 14:00. This will be an extra charge.

No problem! When we say ‘pet-friendly’, we mean all pets! We’ve welcomed everything from dogs and cats to parrots and reptiles!

Yes, we take a deposit on all bookings. This secures the property for your desired dates, and is approximately 1/3 of your total cost.

If your stay is less than six weeks away, we will take the whole amount.

The balance is due six weeks before your stay begins. The date will be given in your confirmation email, or you can always call us to check!

The arrival instructions and directions will be sent to your email address seven days prior to your arrival.

If you’ve booked via a third party, please make sure to give us your own email address, as some websites provide a proxy that we cannot send instructions to.

All of our properties have heating/electricity included within the total price.

If your chosen property has an open fire or wood burner that you would like to use during your stay, logs are available to add to your booking for £12 per bag (including kindling).

For your ease (and to save some space in the car!) we have a variety of nursery equipment available to hire.

This includes travel cots, wooden cots, high chairs, safety gates, bed guards and a baby back carrier.

The equipment is subject to availability and will need to be booked in advance. You can do this via your guest account or by calling us on 017687 80088.

To ensure our wonderful cleaning team can maintain high standards, we ask that you leave the property in a tidy condition, strip the beds, and remove all refuse/recycling.

Sam’s Cottage is Keswick’s one and only fully accessible holiday let.

The security deposit (normally £100 for properties sleeping 1 -4 people and £150 for properties sleeping 5+ people) covers any major damages or breakages in the property. It will be pre-authorised to your card 7 days prior to your arrival. It will automatically be cancelled off your card 10 days post departure as long as there are no issues reported during that time.

This can vary from property to property, however as standard to make things a little easier on your arrival before you have had chance to unpack or pick up some shopping we will leave you a refreshments pack, kitchen starter pack including a few dishwasher tablets, bin liner, small bottle of washing up liquid, sponge and cloth, and also one toilet roll per bath/shower room.

We recommend you take out suitable insurance to cover your holiday.

If you need to cancel your booking, please let us know immediately and confirm this in writing.

All monies paid are non-refundable, though travel insurance may reimburse you.
